Notice is hereby given that the City of Carpinteria’s Architectural Review Board will hold a regular public meeting at 5:30 p.m. on Thursday, February 21, 2012 in the Council Chambers at City Hall in Carpinteria, California.

This is a time for public comments on matters not otherwise on the agenda but within the subject matter jurisdiction of the Architectural Review Board.  Comments shall be limited to 15 minutes, divided among those persons desiring to speak, but no person shall speak longer than five minutes.  Persons wishing to speak on a specific item will be recognized at the time the agenda item is considered.

 

The City is not responsible for the content of statements made during the public comment period, or the factual accuracy of any such statements.

           Hearing on the request of William Araluce, agent/architect for the Dorrance Way Group to consider Case No. 11-1584-DP/CDP for final review of a proposal to construct a new two-story single family dwelling with attached two-car garage on an existing vacant parcel.  The residence would be 1,640 square feet (including the garage) and would reach a maximum height of 26 feet.  The property is a 3,600 square foot parcel zoned Planned Residential Development (PRD-20) and shown as APN 003-436-021 located at 4785 Dorrance Way (formerly addressed as 329 Holly Avenue).

           Hearing on the request of Burnell, Branch and Pester Architects, agent/architect for M3 Multifamily, LLC to consider Case No. 13-1650-DP/CDP for preliminary review of a proposed mixed-use development on an existing vacant parcel.  The project would include a two-story 5,999 square foot commercial building and a detached carport/garage structure with two 601 square foot one-bedroom apartments located above.  The maximum height of the commercial building would be 33 feet to the uppermost parapet wall, the residential duplex would reach a maximum height of 28 feet five inches.  The property is a 10,000 square foot parcel zoned Central Business (CB) and shown as APN 003-253-008 located at 4819 Carpinteria Avenue.

3)      Applicant:  Carpinteria Summerland Fire Protection District                Planner:  Nick Bobroff

Project Number:  13-1653-CON

Project Location: 873 and 911 Walnut Avenue

Zoning:  Planned Residential Development (PRD-20) and Community Facility (CF)

           Hearing on the request of Leach Mounce Architects, agent/architect for the Carpinteria-Summerland Fire Protection District to consider Case No. 13-1653-CON for conceptual review of a proposal to rezone 873 Walnut Avenue to a Community Facility zoning designation, demolish the existing fire station and adjacent residence, merge the two lots and construct a new 11,064 square foot fire station.  The new fire station would include an apparatus room (truck bay), dorms/lockers, training room and other associated ancillary uses.  The new fire station would reach a maximum height of 27 feet 11 inches with a tower element projecting to 48 feet five inches.  The properties cumulatively total 28,000 square feet.  They are zoned Planned Residential Development (PRD-20) and Community Facility (CF) and shown as APNs 004-047-015 and -016 located at 873 and 911 Walnut Avenue.

NOTES:  For those projects that do not require Planning Commission approval, recommendations for preliminary approval by the Architectural Review Board will be forwarded to the Community Development Director for a decision.  Those Community Development Director decisions that are appealable pursuant to CMC §14.12.020(2) may be appealed to the Planning Commission.  Appeals must be filed with the City Clerk within 10 calendar days of the Director’s action.
