Notice is hereby given that the City of Carpinteria’s Architectural Review Board will hold a regular public meeting at 5:30 p.m. on Thursday, April 12, 2012 in the Council Chambers at City Hall in Carpinteria, California.

This is a time for public comments on matters not otherwise on the agenda but within the subject matter jurisdiction of the Architectural Review Board.  Comments shall be limited to 15 minutes, divided among those persons desiring to speak, but no person shall speak longer than five minutes.  Persons wishing to speak on a specific item will be recognized at the time the agenda item is considered.

Zoning:     Planned Residential Development (PRD-20)

 

         Hearing on the request of Thomas Vernon, to consider Case No. 11-1601-DP/CDP for final review of a proposal to remove an existing single family dwelling and construct a duplex containing two three-bedroom residential units and a one-car garage for each unit.  Two uncovered parking spaces and associated new landscaping would also be provided.  The property is a 6,098 square foot parcel zoned PRD and shown as APN 003-305-008, located at 4870 Fifth Street.

           Hearing on the request of Shannon Noormand of Crushcakes, to consider Case 10-1568-SIGN for a preliminary/final review of a revised Sign Permit to include additional signage, including a coffee cup sculpture, sidewalk and wall signs at the existing Crushcakes and Café.  The property is a 12,196 square foot parcel, occupied by various commercial tenants. The property is zoned CB/V and shown as 003-261-010, located at 4945 Carpinteria Avenue.

Project Number:  11-1607-VAR/CDP

Project Location: 5481 Calle Ocho

Zoning:  Single Family Residential (20-R-1)

 

           Hearing on the request of Don Swann, agent for Amy and Eric Maulhardt to consider Case No. 11-1607-VAR/CDP for an in-progress review of a request to remove the existing single family residence down to the foundation and construct a new 2,960 square foot single family residence and attached 553 square foot garage, partially on the existing raised floor foundation.  The project also includes new site landscaping, hardscape, a new retaining wall and permits an as-built wood fence.  The Variance would allow for new construction in the (east) side setback, away from Carpinteria Creek.  The property is a 29,185 square foot parcel zoned Single Family Residential (20-R-1) and shown as APN 003-333-009 located at 5481 Calle Ocho.

Project Location: 4905 Eighth Street

Zoning:  Planned Residential Development (PRD-20)

 

           Hearing on the request of Dwight Gregory, agent/architect for Alicia and Craig Jacobson to consider Case No. 12-1614-DP/CDP for a preliminary review of a request to demolish an existing single family residence and construct a new one-story 2,367 square foot residence and 510 square foot attached garage.  The project also includes site grading, a new retaining wall, site fences, landscaping and hardscape improvements.  The property is an 8,400 square foot parcel zoned Planned Residential Development (PRD-20) and shown as APN 003-311-001 located at 4905 Eighth Street.

Hearing on the request of Bob Easton, AIA, agent/architect for Eric Neuron, to consider Case No. 12-1618-ARB for a preliminary review of a proposal to remodel and add a 966 square foot two-story addition to an existing family residence.  The property is a 6,000 square foot parcel zoned Single Family Residential (7-R-1) and shown as APN 003-142-023, located at 5280 Ogan Road.

NOTES:  For those projects that do not require Planning Commission approval, recommendations for preliminary approval by the Architectural Review Board will be forwarded to the Community Development Director for a decision.  Those Community Development Director decisions that are appealable pursuant to CMC §14.12.020(2) may be appealed to the Planning Commission.  Appeals must be filed with the City Clerk within 10 calendar days of the Director’s action.
