Notice is hereby given that the City of Carpinteria’s Architectural Review Board will hold a regular public meeting at 5:30 p.m. on Thursday, October 12, 2017 in the Council Chambers at City Hall in Carpinteria, California.

This is a time for public comments on matters not otherwise on the agenda but within the subject matter jurisdiction of the Architectural Review Board.  Comments shall be limited to 15 minutes, divided among those persons desiring to speak, but no person shall speak longer than five minutes.  Persons wishing to speak on a specific item will be recognized at the time the agenda item is considered.

 

The City is not responsible for the content of statements made during the public comment period, or the factual accuracy of any such statements.

Hearing on the request of Steven Elson for Montana Avenue Capital Partners, LLC to consider Project 17-1876-DP/CUP/CDP for preliminary review of a request to redesign the Lagunitas office park building previously approved by the City Council in September 2008.  The proposed redesign would replace the approved 84,550 square foot office building with six separate, smaller office buildings, one at 22,000 square feet and five at 11,000 square feet (totaling 77,000 square feet) arranged in a campus setting.  A separate 4,000 square foot retail/restaurant building is also proposed, bringing the project total to 81,000 square feet, a reduction of 3,550 square feet from the approved project.  Project parking has been reduced from 340 spaces to 331 spaces.  The 8.63-acre site is zoned Industrial Research Park (M-RP) and shown as APN 001-190-097 located at 6380 Via Real.

NOTES:  For those projects that do not require Planning Commission approval, recommendations for preliminary approval by the Architectural Review Board will be forwarded to the Community Development Director for a decision.  Those Community Development Director decisions that are appealable pursuant to CMC §14.12.020(2) may be appealed to the Planning Commission.  Appeals must be filed with the City Clerk within 10 calendar days of the Director’s action.
